Home Staging
Contrary to popular belief, staging is not decorating!
Decorating personalizes a home to reflect the tastes of the owners. Staging is De-Personalizing
and preparing the house to appeal to a wide range of potential buyers.
- A prospective Buyer makes an opinion of your
home within the first 15 seconds.
- A Buyer, on average, spends five minutes in a vacant house but lingers
40 minutes in a furnished home.
- Staging a home adds interest and helps Buyers to connect
emotionally with your home and allows them to mentally
"Move In". Often times, Buyers are influenced emotionally by the way they "feel" about a house.
- An investment in staging now costs less that your first price reduction later.
- Staged homes, on average, spend 50 percent less time on the market
and sell for five to seven percent more than non-staged homes.

When Any Agent Shows Your Home
Avoid having too many people during inspections. The potential
buyer will feel like an intruder and will hurry through the
house. Objections that can be overcome by a professional will
not be forthcoming when the seller is present. Music is mellow
but not when showing a house. Turn off the blaring radio or TV.
Let the sales person and buyer talk, free of disturbances. Keep
pets out of the way, preferably out of the house. Many people
are acutely uncomfortable around some animals. Be courteous but
don't force conversation with the potential buyer. He wants to
inspect your home, not pay a social call. Never apologize for
the appearance of your home. Let the trained salesperson
answer any objections--this is their job. Never stay in your
house with house hunters. Let the agent handle it, and remove
yourself if you can.
For Sale By Owner
If you're contemplating whether you should
sell your home "By Owner", ask yourself the following questions. Am I able to respond promptly to
showing requests, handle objections without getting angry, understand legal
ramifications of contracts and negotiations, do I have the time to effectively market
my home and am I an effective negotiator?
If your answer is no to three or more of these questions, you may need the assistance
of a real estate professional. Remember the real estate professional is always available,
is well trained in negotiations and contracts, has effective venues for marketing your home
and is able to handle objections without emotion and personal involvement. And, the professional
real estate agent is generally able to get a higher price for your home than you could.

and willing seller would negotiate in a reasonable timeframe when neither party is under any undue pressure
to consummate the transaction.
